The Growing Imperative for Sustainable Paints

India now leads the Asia-Pacific region in LEED-certified floor space. With over 800 million sq ft registered under the LEED system and GRIHA certification growing rapidly for government-funded projects, the specification of low-VOC, eco-friendly paints has transitioned from sustainability virtue-signalling to practical necessity.

Beyond certification requirements, there is a compelling health case — particularly for hospitals, educational institutions, and residential buildings where occupants spend extended periods indoors.

Understanding VOCs in Paints

Volatile Organic Compounds (VOCs) are carbon-containing chemicals that evaporate at room temperature. In paints, VOCs include:

  • **Solvents:** The primary VOC source in traditional solvent-based paints (mineral turpentine, xylene, toluene)
  • **Coalescent agents:** Required in water-based paints to help film formation at low temperatures
  • **Biocides and preservatives:** Present in small amounts in most water-based paints

Health Effects of VOC Exposure

  • Benzene and formaldehyde: Known carcinogens
  • Toluene: Neurological effects with chronic exposure
  • Glycol ethers: Reproductive toxicity

The VOC Classification System

ClassificationVOC ContentTypical Products
Near-zero VOC< 5 g/LPremium eco-emulsions
Low VOC< 50 g/LMost modern water-based emulsions
Standard50–150 g/LConventional water-based paints
High VOC> 150 g/LMost solvent-based paints

Green Building Certification Requirements

LEED India (v4.1): - **EQ Credit 2.1 (Low Emitting Materials — Interior Paints and Coatings):** Interior paints ≤ 50 g/L VOC (flat), ≤ 150 g/L VOC (non-flat) - **EQ Credit 2.2 (Low Emitting Materials — Flooring):** Applies to floor coatings

GRIHA (Green Rating for Integrated Habitat Assessment): - Criterion 12 covers use of low-VOC materials. Maximum VOC limits are broadly consistent with LEED requirements but include additional criteria for odour and material health disclosures.

Leading Low-VOC Products in the Indian Market

Asian Paints Royale Atmos Near-zero VOC interior emulsion with an air-purifying technology that claims to absorb formaldehyde from the ambient air. Targets LEED-applicable VOC levels.

Dulux EasyCare (Dulux Weathershield Zero) The interior EasyCare range and the exterior Weathershield Zero both carry sub-5 g/L VOC certifications. Dulux publishes Environmental Product Declarations (EPDs) for these products.

Berger Breathe Easy Near-zero VOC with an anti-bacterial additive. Berger publishes VOC levels and biocide content in product data sheets — useful for LEED material submissions.

Jotun Majestic True Beauty Low-odour, low-VOC interior range targeting the premium residential market. Jotun is the only major brand in India currently offering full Cradle to Cradle (C2C) material health assessment for some products.

Beyond VOCs: What Else to Consider

A truly sustainable paint choice involves more than VOC content:

1. Heavy Metal Content Avoid paints containing lead, cadmium, or chromate pigments. Reputable Indian brands have phased these out of consumer products, but specification verification is good practice.

2. Biocide Transparency All water-based paints contain biocides to prevent microbial growth in the can. These vary in toxicity. Brands that disclose their biocide chemistry (e.g., isothiazolinones and their concentrations) are preferable for sensitive environments.

3. Packaging Consider brands offering take-back or recycling programmes for empty paint containers. Asian Paints runs a limited container collection programme in select cities.

4. Recycled Content Some international manufacturers are beginning to incorporate recycled polymer content in paint formulations. This is not yet widespread in the Indian market but is an emerging consideration.

Practical Specification Advice

When specifying low-VOC paints for green building projects:

1. Request product data sheets confirming VOC content per the relevant test method (typically ASTM D3960 or equivalent) 2. Specify the VOC limit, not the brand — this ensures competitive tendering while maintaining the specification intent 3. Verify VOC limits apply to the tinted product — some manufacturers quote VOC for the base only, which increases significantly with tinting 4. Require MSDS/SDS with biocide disclosure for sensitive environments
